A plain reading

Gresham is the most affordable of the three Portland Metro cities in this network. Its median household income of $77,795 is below Portland's and Beaverton's, and its median home value of $458,700 is about $110,000 to $120,000 lower. Even so, about 86 percent of owner homes are valued at $300,000 or more, and the share of households that own is higher than in the other two. The city has been growing slowly, about 1.3 percent since 2020.

Margins of error matter. The median household income carries a margin of error of about $3,700 and the median home value about $5,200. The count of owner homes at $300,000 or more is good to about 1,100 homes.

How we got these numbers

  • Households, tenure, income, home value, age, nativity, ethnicity and home-value brackets come from the Census Bureau's American Community Survey (ACS) 5-year estimates for 2020-2024, tables B01003, B11001, B25003, B19013, B25077, B01002, B01001, B05002, B03003 and B25075, read through Census Reporter. Dollars are 2024 inflation-adjusted ACS dollars. Homes at $300,000 or more are the sum of the seven highest brackets of table B25075.
  • The 2020 population is the Census count from Census TIGERweb. The 2025 figure is the Portland State University Population Research Center estimate, as listed by the League of Oregon Cities from the December 15, 2025 certification.
  • Business counts are from Census ZIP Code Business Patterns 2023 for ZIP codes 97030 and 97080. They are by ZIP code, not by city limit, and the ZIP codes reach beyond the city. They leave out businesses with no paid employees, and the Census adds noise to protect privacy.
